Home Valuation
What your property is worth in today's market, and the reasoning behind the number — a considered opinion from people selling in Guanacaste every week, not an automated estimate.
Costa Rica has no MLS that covers the whole country and no public record of what properties actually sold for. Automated estimates do not work here, and the asking prices you can see online are not evidence of anything — plenty of them have been sitting unchanged for two years. A useful valuation comes from someone who knows what recently traded nearby, and at what discount to the number on the sign.
What we look at
Comparable sales, not comparable listings. What sold, what it sold for, and how long it took. This is the part you cannot look up yourself, and it is the part that matters most.
Condition and age. Salt air is hard on a building. Roofs, windows, pool equipment and anything metal age faster here than a buyer from North America expects, and a well-maintained ten-year-old house is worth materially more than a neglected five-year-old one.
Access and services. Whether the road is paved, whether water is AyA or a private ASADA, whether there is registered legal access, and what the internet is actually like. These move the number more than most sellers assume.
Title and paperwork. Whether the property is titled or concession, whether the plano matches what is built, whether it is held personally or in a corporation, and whether anything is registered against it. Problems here are usually fixable, but they are cheaper to fix before you list than during a sale.
Timing. High season and low season are different markets, and so are the weeks either side of them.
What you get back
A price range with the reasoning written out: which comparables we used, what we adjusted for, and what we would fix first if you want the top of the range rather than the bottom. If we think the honest answer is that now is a poor time to sell, we will say so.
There is no charge and no obligation to list with us.
How to start
Send us the address, the property type, roughly the size and the number of bedrooms and bathrooms, anything you have done to it recently, and roughly when you are thinking of selling. Photographs help. If you have the plano and the folio real to hand, better still — but do not let missing paperwork stop you getting in touch.
We normally come back within two working days, and we will ask to see the property before putting a number in writing.
