We are building our listings inventory properly, from the ground up. Rather than post a thin page of whatever we happen to have, we would rather show you nothing until it is worth your time.

Why there is nothing here yet

Most real estate sites publish inventory for its own sake — a wall of listings, half of them stale, several of them not actually for sale any more, and no way to tell which is which.

We are doing the slower thing. We are consolidating property inventory from multiple brokerages and regional databases into one place, then curating it by hand: verifying that each property is genuinely on the market, that the title and boundaries are what the listing claims, and that the photographs show the property as it is today rather than as it looked five years ago.

That takes time, and it is the whole point. A listing on this site should mean we have actually looked at it.

What is coming

Nationwide inventory, not just Guanacaste. Consolidated from several sources so you are not searching four different sites to see what is available in one town.

Curated collections. Grouped the way people actually shop — by area, by budget, by what the place is for. A retirement base in Tilarán and an investment rental in Jacó are not the same search.

Real search. Filters that reflect what matters when buying here: titled versus concession land, water source and reliability, road access in the green season, HOA terms. The things that decide whether a property is worth owning, which almost nothing on the market lets you filter by.

In the meantime

We already know what is available — the inventory exists, it simply is not published here yet. If you are looking now, tell us what you are after and we will send you what fits, including properties that never reach a public listing page.

That is not a sales tactic. It is genuinely how most of the good ones move here.
