Let's start with the number, because that's why you're still reading.

Around $2,700 a month net. Call it 8% a year on a $399K purchase. That's not a spreadsheet fantasy with 95% occupancy and a unicorn tenant; it's three brand-new rental studios plus a street-front commercial space in a town where people actually live, work, and need a place to rent. Your Canadian GIC is doing 3-something and doesn't come with a pool.

And that's before you touch the upside.

And you do it from behind a wall and a gate, which is the part every landlord quietly appreciates most.

Four ways to make money, one address (six or seven if you build out).

Live in the 2-bed, 1.5-bath main house. Rent the three new studios long-term to the teachers, nurses, and remote workers who want to be near Coco without paying Coco. Or run them as vacation stays for the "fifteen minutes from the beach and half the price" crowd. Then there's the street-front building: yoga studio, café, gym, boutique office, take your pick. Your tenants pay rent, your customers pay at the door, and you float in the pool between the two while pretending it's "site supervision."
